At Marble Sales & Lettings we believe in tailoring our services to the individual needs of each landlord. For those landlords wishing to be involved in the day to day management of their property portfolio we offer a "Lettings Only" service

The majority of our clients prefer our "Full Property Management" service which is designed to meet the needs of those landlords who prefer not be involved in dealing directly with their tenants.

Full Management

The "Full Property Management" service from Marble Sales & Lettings has been developed over many years and is probably the most comprehensive service in London with a wealth of in-house expertise and a network of reliable outside contractors to call upon, we ensure our landlords can confidently leave the daily management in our hands.

  • We retain tenants' deposits in accordance with the Deposit Protection Scheme and account for these at the end of the tenancy in accordance with the rules of the Deposit Scheme.
  • All rents are collected promptly from tenants and accounted for direct to the landlord’s bank account via BACS, cheque or cash.
  • We inform the utility companies on your behalf and deal with the necessary details including council tax and water rates.
  • All properties are assigned a dedicated Lettings Consultant who will liaise with the tenant and report directly to landlords throughout each tenancy.
  • Statements are produced on a monthly, quarterly or yearly basis depending upon landlord requirements.
  • Regular property visits are carried out to ensure tenant compliance with the terms of the letting.
  • Periodic rent reviews are carried out on properties where tenants remain in the property in excess of 12 months.
  • Maintenance and repairs are handled by Marble Sales & Lettings dedicated maintenance department and contractors instructed within an agreed budget.
  • Tenancy renewals will be handled by your dedicated Lettings Consultant.
  • In the unlikely event of tenant rent arrears, our credit control department becomes involved to secure your outstanding funds.
  • Final checks are carried out at the end of each tenancy.

Letting Only

Landlords interested in the “Letting Only” service benefit from the following:

  • Initial advice from our lettings team regarding the property, including a market appraisal of achievable rents.
  • Extensive marketing of properties with full exposure to potential tenants through local advertising.
  • Properties matched against all suitable tenants.
  • "To Let" boards displayed where appropriate.
  • Handling of appointments to view your property.
  • Ensuring furniture and gas safety compliance.
  • Informing the utility companies, such as gas, electricity, council tax and water of the occupation of the tenants.
  • Serving of appropriate notices to the tenant.
  • Preparing and completing tenancy agreements.
  • Collecting the deposit and initial rental payments from the tenant.
  • Handing over the keys to the tenant.
  • Preparing a detailed inventory of the property contents and a schedule of condition if required (for an additional charge).
